Closing Costs

There are certain standard costs associated with closing the sale of a house. These fees are split between the buyer and the seller, as spelled out in the sales contract.

I will walk you through the closing costs, answering any questions you may have explaining how much money you will need at closing.

Good Faith Estimate

Buyers will receive a "Good Faith Estimate" of closing costs at the time of loan application.

Standard Closing Costs

Costs

  • Points (optional)
  • Appraisal ($50-$300)
  • Credit Report ($17-$50)
  • Bank Fees ($100-$700 depending on the specific bank financing is obtained from-yup, every bank charges them)
  • Interest Payment (from closing date until end of the month)
  • Attorney Fee (check with attorney) 

Taxes

  • Property Taxes (1-13 months depending on town)
  • Recording Fees (@$135 depending on town) 

Insurance

  • Homeowners Insurance (check with agent)
  • Title Insurance (check with attorney)
